Use this worksheet to prepare for an inspection, compare written scopes and keep the right records. It is a planning aid, not an inspection report, quotation, warranty or financing offer.
Prepare for the inspection

Preferred contact and timing
- Describe leaks, missing or broken roof covering, recent storms and when the issue began.
- Collect prior repair records and safely obtained photos. Stay off the roof.
- Discuss access, pets, gates and any known hazards with the inspection team.
- For a sale: note the option-period deadline and documentation requested by the buyer, lender or insurer.
- Confirm the inspection scope, any fee, appointment time and format of the findings.
Concerns and questions
What should the findings explain?
- What was inspected, the date, and any inaccessible or concealed areas.
- Photos linked to roof areas and an explanation of the observed condition.
- Repair options, replacement considerations and further investigation where needed.
- What is included in the proposed work and what remains outside the scope.
Ask the contractor for their actual findings. This worksheet does not certify the roof or guarantee that another party will accept an inspection.

Understand the payment
Ask which payment methods or financing options are currently available. Compare the same roofing scope before comparing monthly payments. Borrowing terms come from the actual lender’s disclosures.

For insurance work, confirm your deductible and coverage directly with the insurer. Do not assume the entire roofing bill is covered.
