A clear plan for your home

Know what happens next.

A repair or a new roof starts with understanding the problem. Here’s what to discuss before work begins—and what to keep when it’s finished.

Understand the findingsWhat needs attention—and why.

Review the visible roof condition, photographs and any areas that need further investigation.

  • Share leaks, past repairs and when the problem started.
  • Ask whether a targeted repair can address the cause.
  • Confirm what the inspection can and cannot assess.
Agree on the written planCompare the full scope, not just the price.

Before deciding, confirm the materials, work included and how changes will be handled.

  • Name the product, color and installation details.
  • Include flashing, ventilation and underlayment where relevant.
  • Agree how hidden damage is priced and approved.
  • Review the payment schedule and actual warranty terms.
Open the proposal checklist
Prepare your propertyAccess, protection and a practical schedule.
  • Confirm delivery, disposal and vehicle access.
  • Discuss landscaping, pets and household arrangements.
  • Agree on the work sequence, cleanup and weather planning.
Keep the completion recordsA clear handoff and a contact for questions.
  • Review completed work, photographs and cleanup.
  • Keep invoices, product documents and workmanship terms.
  • Confirm maintenance guidance and who to contact for follow-up.

Manufacturer coverage and contractor workmanship coverage have different terms. Check the documents for your project.

Where does insurance fit into the process?

If damage may involve a claim, keep inspection photos and the contractor’s scope available for your insurer. Coverage and claim decisions belong to the insurer and policy; the construction proposal should still clearly describe the work.

How do I compare two installation proposals?

Check that both include the same roof area, product, underlayment, starter, ridge materials, flashing, ventilation, tear-off, decking allowances, disposal, and workmanship terms. Differences in scope can explain differences in price.

Have a tile roof?

A broken tile.
A closer look.

A damaged tile does not automatically mean a full replacement. The condition beneath and around it helps determine the repair.

What should a tile-roof review consider?
  • Surrounding tiles, underlayment, flashing and drainage.
  • Safe access and whether matching tiles are available.
  • Roof structure and installation needs if a different system is proposed.

Clay, concrete and stone-coated steel are different materials. Compare physical samples and the proposed system before choosing.
