Request photographs of observed conditions, the suspected source and a written repair scope. Ask what could not be inspected and whether further investigation is needed.
02 / Repair or replace
Compare the practical work each option includes. Age, a storm date or a photograph alone cannot settle the decision.

The accessible roof covering, roof-to-wall connections, penetrations, drainage and ventilation; any visible signs of underlying damage; and the limits of the inspection. Concealed conditions may only become visible during work. Ask how those findings will be photographed, priced and authorized.

Use this comparison to narrow your priorities. Confirm the exact product, color, roof slope and structural suitability before ordering.

Layered architectural or flatter traditional profiles.
Compare the exact product, color, impact and wind ratings, accessories and written warranty. A laboratory rating does not make a roof hail-proof.

Standing seam, ribbed panels or stone-coated steel.
Compare fastening, finish, roof slope and flashing. These are different systems with different detailing and maintenance needs.

Distinctive profiles and fired-clay texture.
Check structural capacity, underlayment, attachment and matching tile availability. A cracked tile may hide a separate issue underneath.
Product illustrations: Malarkey Roofing Products, Mueller and Ludowici. These are manufacturer examples, not completed company projects.
Natural slate: compare stone thickness, weight, structural suitability and specialist installation scope.
Low-slope areas: discuss a suitable membrane assembly, including insulation, seams, flashing and drainage. TPO, PVC and EPDM have different installation requirements.
Reflective shingles: verify the exact product and color’s published rating and local availability. Appearance alone does not establish reflectivity, and energy results depend on the building and climate.
04 / Roofing & insurance
Your roofer documents construction conditions and estimates the work. Your insurer evaluates coverage and payment under your policy. An inspection does not guarantee claim approval.
Your share of a covered loss. Check whether wind and hail have a separate deductible and ask your insurer to confirm the amount.
Coverage based on replacement costs, subject to policy terms. Payments may arrive in stages; ask what documents and conditions are required for later payments.
Generally replacement cost less depreciation. Ask whether withheld depreciation can be recovered or remains part of your cost.
Texas contractors doing or potentially doing the work cannot act as your public adjuster. Deductibles cannot be waived or absorbed. For a coverage dispute, a licensed public adjuster or attorney may advise you.
05 / Budget & payment
Start with a property-specific written quote. Roof area, access, removal, materials and concealed conditions all affect the price.
They may include different quantities, products, removal work, accessories or repair allowances. Put them side by side and ask each contractor to identify exclusions. A smaller monthly payment can also come from a longer borrowing term, increasing total repayment.
