Is a pre-listing roof inspection free?
Our existing realtor program advertises a free pre-listing roof inspection with photos and a written condition summary. Confirm the property’s eligibility, access and included scope with the team when booking. Any additional investigation or repair work should be agreed separately.
Can you help during a short option period?
Tell us your actual deadline when you first contact us. We will discuss availability and the roofing scope. Scheduling depends on access, weather, materials and the work required; confirm a feasible date before committing to transaction deadlines.
Does a roof assessment replace the buyer’s home inspection?
No. Our roofing assessment addresses the agreed roofing scope. It does not replace an independent whole-home inspection or the buyer’s own due diligence. Share roof findings from the home inspector so the roofing follow-up addresses the actual questions.
Can you issue a roof certification for a lender or insurer?
Send the recipient’s written requirements before the visit. We can discuss whether the requested roof-condition documentation is within our scope. The recipient decides what it will accept; a roofing report does not guarantee remaining roof life, insurability, loan approval or closing.
What happens if the roof needs no repair?
We explain the observed condition within the inspection’s accessible areas and limits. A repair or replacement recommendation should follow the findings. Keep the condition summary and photographs with the property records.
Can you help with an insurance claim?
We can document roofing conditions, prepare a construction estimate and discuss coordinating a site review with the adjuster. The owner contacts the insurer, which decides coverage and payment. We do not act as a public adjuster or negotiate claim settlements.
Can repairs be paid for at closing?
Discuss payment terms before approving the work. Payment at closing, escrow arrangements and financing are not assumed services. Any arrangement would need written agreement from the relevant parties before scheduling.

Start with the property address, transaction stage, known roofing concern, access contact and actual deadline. Mention any inspection-report findings or lender requirements. Confirm owner authorization before an inspection or repair is arranged.
