Roof Warranty Transfer During a Home Sale: Documents to Check

A roof warranty transfers only under the terms of the particular warranty. Obtain the complete document, identify the covered installation and ownership history, and ask the issuer how to complete and confirm the transfer. A warranty brochure or a seller’s assurance is not the same as a completed transfer.

Identify the warranty before discussing the deadline

Start with the document’s full name, issuer, installation date and property address. Determine whether you are looking at a manufacturer product warranty, an enhanced system warranty or a contractor’s workmanship promise. They may have different rules and contacts.

As a product-specific example, the GAF System Plus sample warranty allows one transfer and requires the second owner to notify GAF within one year after the property transfer. Do not apply that deadline or transfer count to another warranty or an older installation’s document.

Make a transfer worksheet

Record these items against the actual warranty:

  • Name of the current covered owner and evidence identifying the installation.
  • Whether a previous ownership change already used a permitted transfer.
  • Required notice method, documents, fees if any, and the relevant deadline.
  • Coverage changes following transfer, including any reduced duration or payment basis.
  • The party who will submit the request and how the buyer will receive confirmation.

Leave a field marked “unconfirmed” until the issuer answers it. A homeowner association, trust or business owner may raise questions that cannot be answered from a warranty written for an individual homeowner.

Separate sending from acceptance

Keep the submitted request, delivery record and response. If a portal says the request is received, check whether that means processing has begun or the transfer is complete. Ask for the covered owner and property details in the final record.

A completed transfer also does not prove the roof has no defects. Review exclusions, maintenance provisions and any known repair history separately. Do not describe a warranty’s remaining term as a prediction of remaining roof life.

What to do if the document cannot be found

Ask the seller for the installing contractor and manufacturer information. Contact the issuer through its official channel, using available installation evidence. If eligibility remains unknown, preserve that uncertainty rather than include assumed coverage in your purchase decision.

A roof inspection can help document accessible physical conditions while the issuer resolves warranty questions.
