& Restoration

A protective new surface.
A considered alternative to replacement.

A liquid-applied roof coating cures into a continuous protective membrane. Explore whether your existing roof is a candidate, what needs repair first, and which system fits the property.

Residential shingle care

Spray-on roof rejuvenation.

Texas Professional Roofing offers Roof Maxx and GoNano treatment options for eligible residential asphalt-shingle roofs. These treatments are a different service from the liquid-applied membrane coatings described below.

Start with the actual roof

Review shingle condition, existing leaks, previous treatments and manufacturer requirements. Agree any repairs and confirm whether the selected treatment suits the roof before application.

Understand the treatment

The selected product is sprayed onto the prepared shingles according to its application instructions. Discuss the specific product, expected appearance, maintenance and written warranty terms. Treatment does not replace needed repairs or a failed roofing system.

Roof Maxx and GoNano have different formulations and requirements; they are separate product options, not a combined treatment.

Understand the service

Liquid applied. Cured into protection.

Roof coating and roof restoration are the usual names for applying a protective liquid system over a suitable existing roof. Elastomeric coatings cure into a membrane that can accommodate movement; they do not turn weak decking into a stronger structure.

Common applications include eligible metal roofs and low-slope membrane roofs. The specific coating, substrate, and preparation must work together. A coating may help retain a serviceable roof, but it cannot make wet insulation or a failed roof assembly sound.

Gaco: choosing a coating for an existing roof

A roof treatment is not automatically a shingle treatment.

Asphalt-shingle rejuvenation sprays are a separate category. ARMA advises caution with field-applied coatings on installed shingles and calls for shingle-manufacturer approval and a check with the local building department. We do not present coating as a universal fix for shingles or as a way to make a roof hail-proof.

Suitability first

Is your roof a candidate?

Worth assessing

A serviceable roof with a sound deck, manageable localized defects, and a surface that can accept a specified coating. Review the roof’s history, drainage, attachment, and previous treatments.

Repair or replacement first

Widespread deterioration, extensive trapped moisture, loose or failing layers, or structural concerns need investigation. Coating over those conditions would conceal the problem rather than resolve it.

Ask how concealed moisture and adhesion will be evaluated. A visual inspection alone cannot establish whether every layer is dry or whether a new coating will bond.

GAF: coating or replacement?

Compare the chemistry

Different roofs. Different coatings.

Coating familyWhy consider itWhat to check
SiliconeOften considered where UV exposure and resistance to ponding water are priorities.Approved substrate, adhesion, detailing, drainage, application thickness, and the exact product’s limitations.
Acrylic elastomericWater-based reflective coatings used on a range of properly prepared roof surfaces.Rain and curing conditions, drainage, ponding-water limitations, and the required coating system.
PolyurethaneOptions where mechanical performance or particular exposure conditions influence the specification. The required base and top coats, UV exposure, odor and occupancy considerations, and substrate compatibility.

These are coating families, not interchangeable products. The proposed system needs its own current data sheet and installation specification.

Preparation makes the difference

More than spraying the surface.

  1. Qualify the existing roof

Identify its material, condition, moisture concerns, and adhesion requirements. Establish which areas can remain and which need repair or replacement.

  2. Repair, clean, and prepare

Address wet or damaged areas and prepare the surface. Apply the specified primer where the system requires it.

  3. Detail and coat

Treat seams, flashing, and penetrations before applying the specified coating. Verify coverage and film thickness rather than judging by appearance alone.

  4. Check the finish and record the work

Confirm curing conditions and completion checks. Keep the installed product, application records, inspection findings, and ongoing maintenance requirements.

Texas sun & roof performance

Reflectivity is one part of the decision.

A reflective roof surface can reduce heat absorbed from sunlight. The effect on a building’s energy use depends on climate, insulation, the existing roof, and heating and cooling systems. A coating proposal should identify the product’s tested properties without promising a fixed reduction in your utility bill.

U.S. Department of Energy: cool roofs

A proposal you can compare

Ask for the complete restoration scope.

  • The existing substrate and evidence that it is suitable to coat.
  • Moisture investigation, repair allowances, surface cleaning, and adhesion testing.
  • The named coating system, primer, reinforcement, and required film thickness.
  • Seam, penetration, drainage, access, and weather-related requirements.
  • Price, preparation costs, exclusions, maintenance, and written warranty terms.

Cost and service life depend on preparation, condition, system specification, and maintenance. A manufacturer’s advertised warranty period is not a promise that every property or installer qualifies. Confirm the coverage offered for your actual project.

Straight answers

Questions before you decide.

Does a roof coating harden or strengthen the roof?

A coating cures into a protective surface. Elastomeric systems are designed to remain flexible; they do not repair structural weakness, replace damaged decking, or make a roof storm-proof.

Is roof coating the same as roof rejuvenation?

No. A coating forms a surface membrane. Shingle rejuvenators are marketed as treatments for aging asphalt shingles. Their suitability, evidence, and manufacturer restrictions need separate review; this page describes roof coating systems.

Can a coating stop leaks?

A properly specified system may address weathering and leak-prone details on a suitable roof. The leak source, wet materials, failed seams, and drainage problems must first be evaluated and addressed in the scope.

Can every flat roof be coated?

No. Existing material, attachment, moisture, previous treatments, roof condition, and product compatibility determine eligibility. Extensive deterioration may make replacement the better choice.

Will coating remove the need for maintenance?

No. Keep drainage clear and follow the installed system’s inspection and maintenance requirements. Recoating timing depends on its condition and the manufacturer’s guidance.
