Dormer Roof Leaks: Sidewalls, Valleys and Window Clues
A dormer leak should be investigated as a junction of roof, walls, and window openings. Identify where the water appears, then ask the contractor to distinguish the possible entry paths. The dormer being above a stain is a reason to inspect it, not enough evidence to replace every component.
Give each face a name
Use a ground-level photograph of the dormer and label the front, left side, right side, and uphill connection. Pair it with a room sketch showing the stain. This gives the roofer and any window or siding contractor a shared reference without requiring you to inspect concealed construction.
PNNL's roof-wall flashing guidance explains that flashing must connect with the wall's drainage layer. A visible metal edge alone therefore does not establish that the whole junction is working.
Separate observations by location
| Observation | Useful investigation question |
|---|---|
| Water at the window trim | Has the window opening been assessed separately from the roof? |
| Staining beside a dormer sidewall | What was found at the roof-wall connection? |
| Debris visible in a nearby valley | Can drainage and the underlying valley surface be examined safely? |
| Water at several corners | Are these separate observed paths or one unresolved pattern? |
Do not turn this table into a diagnosis. Its purpose is to prevent a contractor from treating “dormer leak” as one standard repair.
Build a record before finishes hide it
Photograph the affected room from the same safe position during separate events. Include a wider image that shows its relation to the window and a closer image of the stain. Note whether the window was closed and whether recent window, siding, gutter, or roof work occurred. Do not spray the dormer to reproduce the leak yourself.
A useful hypothetical record might say: “No visible change during the morning shower; new mark at the right window corner during the evening storm.” That comparison helps frame questions even though it does not identify the failed layer.
Approve a connected scope
Ask the investigator to separate confirmed defects from areas that remain concealed or untested. If siding must be removed to reach flashing, the proposal should identify who removes it, who restores the water-control connection, and who reinstalls the finish. If a window issue remains possible, ask how that uncertainty changes the next step rather than buying a roof repair described as a guaranteed diagnosis.
For roof flashing repairs, bring the labeled photograph and history. A specific description of the dormer face and interior symptom is more useful than a request to seal the entire dormer.
