Many Texas homeowners assume that if insurance approves a roof claim, the insurance company is paying for a new roof.

Unfortunately, that is not always the case.

Today, more and more homeowners are discovering that their policy includes:

  • ACV (Actual Cash Value) coverage
  • percentage deductibles
  • heavy depreciation based on roof age

The result?

A homeowner may receive claim approval… but still end up paying most of the roof replacement cost out of pocket.

Before filing a roof claim, it is important to understand the numbers.


Insurance Approval Does Not Always Mean a Free Roof

One of the most common misunderstandings we see is homeowners believing that claim approval automatically means insurance is covering the full roof replacement.

But once deductibles and depreciation are applied, the actual payout can be much lower than expected.

Example:

  • Roof replacement cost: $25,000
  • Deductible: $11,000
  • Depreciation (ACV policy): $10,000

Estimated insurance payout:

Approximately $4,000

At that point, many homeowners realize they may still be responsible for most of the replacement cost themselves.


Why Are Insurance Policies Changing?

Over the past several years, many insurance companies have quietly changed how they insure older roofs.

In many cases, homeowners are moved to:

  • ACV policies
  • higher percentage deductibles
  • age-based depreciation models

Often, homeowners do not realize these changes until they file a claim.

That is why reviewing your policy before storm season is extremely important.


What Is an ACV Roof Policy?

ACV stands for Actual Cash Value.

Instead of paying the full replacement cost of the roof, the insurance company reduces the payout based on:

  • roof age
  • wear and tear
  • depreciation

For older roofs, depreciation can significantly reduce the amount insurance pays.

This is very different from an RCV policy.

RCV stands for Replacement Cost Value.

An RCV policy typically pays the full replacement cost of the roof minus the homeowner’s deductible.

Understanding the difference between ACV and RCV coverage can dramatically impact how much insurance actually pays toward a roof replacement.


Before Filing a Roof Claim, Do These 4 Things

1. Have the Roof Professionally Inspected

Not every roof needs a claim.

A professional roof inspection can help determine:

  • if there is enough storm damage
  • whether repairs are possible
  • whether filing a claim even makes financial sense

  • subject to roof age restrictions

Many homeowners assume they have full replacement coverage, only to discover after filing a claim that their roof was switched to ACV coverage due to age.

These details can dramatically change how much insurance actually pays toward a roof replacement.


4. Know the Numbers Before Making a Decision

Sometimes filing a claim absolutely makes sense.

Sometimes it does not.

The goal should always be making the best long-term financial decision for the homeowner — not simply filing a claim because a storm happened.
