One of the most common situations we encounter isn’t a leaking roof or storm damage claim—it’s a homeowner preparing to sell their home.

Recently, a local Austin realtor contacted Texas Professional Roofing before listing a property. The home was in good condition overall, but the realtor wanted to avoid surprises during the buyer’s inspection period.

The Challenge

The roof was approximately 15 years old and showed signs of normal aging. While there were no active leaks, our roof inspection identified several items that could easily become concerns during a home inspection:

  • Missing shingles
  • Exposed nail heads
  • Deteriorated pipe jack flashing
  • Minor sealant failures around roof penetrations
  • General wear that could raise questions from a buyer

None of the issues required a full roof replacement, but they could have created uncertainty during negotiations.

Our Solution

Instead of recommending an unnecessary roof replacement, we completed a roof tune-up that included:

  • Replacing damaged and missing shingles
  • Resealing roof penetrations
  • Addressing exposed fasteners
  • Repairing flashing concerns
  • Performing a full roof condition assessment

We also provided the realtor and homeowner with a photo report documenting the completed work.

The Result

The property went under contract shortly after being listed.

When the buyer’s inspection was completed, there were no significant roofing concerns identified. Because the issues had already been addressed, the transaction moved forward without additional roofing negotiations, repair requests, or closing delays.
